According to the ASTM
1527 Standard, a Phase I Environmental
Site Assessment is considered to be current for 180 days following its
completion. Local jurisdictions may require an even more recent Phase I
ESA.
After this period, it
is often practical to bring the ESA up to date through preparation of a
simplified letter-format report we call an "Update to Phase I
Environmental Site Assessment."
Updates are available
for the original property or a smaller portion of the original property
in cases where there has not been a significant change to the ASTM
standard since the original Phase I ESA was prepared.
The Update to Phase I
Environmental Site Assessment can be prepared at a subsantial discount
compared to a new Phase I ESA.
The Update process includes:
• Historical Site
Usage Update
- We review aerial photographs and other public sources in order to
describe changes that have occurred on the property and adjoining
properties since the Phase I ESA was prepared.
• Site Reconnaissance

Our personnel visit the property once again to observe materials
stored, the
general condition of the property, adjoining property uses, utility
installations, and surface water drainage to look for evidence of
recognized environmental conditions. Emphasis is placed on changes to
the property which may have occurred since the Phase I ESA was prepared.
• Regulatory Agency
Database Review - We review the most recent published federal, state,
and local
environmental databases and contact local agency officials to determine
if sites of known environmental problems have adversely affected the
property with particular attention to whether there have been any
changes since the Phase I ESA was prepared.
• Report - Our
results
are presented in a letter-format report which includes new color
photographs and (where needed) a new site plan.
